Whole-house or room by room

A full renovation is the cheaper way to do it per room, because the trades come once rather than four times and the services can be rewired and re-piped in one pass. It is also the more disruptive, and usually means moving out for part of the programme.

Doing it room by room spreads the cost and lets you stay put, but you pay a premium for repeated mobilisation and you will live with upheaval for longer overall. Neither approach is automatically right — it depends on the property and on whether you can move out. We will set out both honestly when we quote.

Structural work

Removing walls, inserting steels, underpinning where required, with engineer's calculations and building control.

Plumbing & heating

Re-piping, boiler and radiator work, bathrooms and kitchens, first and second fix.

Electrical work

Full or partial rewires, consumer units, lighting design, sockets and data.

Plastering

Skimming, re-plastering, lath and plaster repairs, and cornice and ceiling work on period property.

Joinery

Floors, doors, skirting and architrave, fitted storage and staircase work.

Decoration

Preparation and finishing throughout, so the job is handed over complete rather than nearly done.

Period property in South London

Much of what we renovate in Streatham, Balham and Brixton is Victorian or Edwardian, and those houses have their own habits. Lath and plaster that will not take a modern skim without preparation. Lime mortar that should not be repointed in cement. Solid walls with no cavity, where insulating on the inside has consequences for moisture that need thinking through rather than ignoring.

Older houses also tend to hide things. We would rather open up, look, and tell you what we have found than price around an assumption and come back later asking for more money.

Frequently asked questions

Do we need to move out during a renovation?

For a whole-house renovation, usually for at least part of the programme, particularly while the services are being replaced and the floors are up. Room-by-room work can almost always be done with you still living there. We will be straight with you about which parts are genuinely liveable.

How do you price a renovation?

We survey the property, agree the scope with you and provide an itemised quote so you can see where the money goes and adjust the specification. For older properties we will flag anything we cannot see yet, rather than hiding it in a contingency.

Do you handle building control and structural engineers?

Yes. Where the work is structural we arrange the calculations and manage building control inspections through to sign-off.
