Strip-out
Old suite, tiling and flooring removed, with pipework and circuits made safe before anything else starts.
Family bathrooms, en-suites and wet rooms fitted end to end — strip-out, plumbing, waterproofing, tiling and electrics. Based in Streatham SW16, working across South London since 2006.
Almost every bathroom failure we are called out to comes down to the same thing: water getting somewhere it should not, because the waterproofing was rushed. Tiles and grout are not waterproof. What keeps water out of the structure is the tanking behind them and the detailing at the junctions — around the tray, up the corners, behind the bath.
It is the part of the job you never see and the part that determines whether the room lasts fifteen years or leaks into the ceiling below within two. We tank properly, and we would rather talk you out of a finish than fit something we know will fail.
Old suite, tiling and flooring removed, with pipework and circuits made safe before anything else starts.
Feeds and wastes reset for the new layout, including moving the soil connection where the room is being reconfigured.
Wet areas tanked and junctions detailed before a single tile goes on. The step that gets skipped most often.
Zone-compliant lighting, shaver points, heated towel rails and properly sized extraction to control condensation.
Walls and floors tiled on a prepared, level substrate — including large-format and marble-effect porcelain.
Suite, screens, brassware and furniture fitted, sealed and tested.
A wet room asks more of the waterproofing than a standard bathroom because there is no tray containing the water. The floor has to be formed to fall correctly toward the drain, tanked across its whole area, and tied into the wall tanking without a break. Done properly it is the most durable bathroom you can build; done badly it is the most expensive to put right.
En-suites are usually a question of space and services — whether there is a sensible route for the waste, and whether the existing system will carry another shower. We will tell you at the survey if the answer is no, rather than after you have committed.
Most of the bathrooms in South London terraces and flats are small, and small rooms reward planning more than budget. Moving a doorway, switching to a wall-hung basin, or reversing which way the bath sits often does more for a cramped bathroom than any amount spent on fittings.
We will sketch the alternatives with you before ordering anything. It costs nothing to move a line on paper and a great deal to move a soil pipe twice.
We work from Streatham SW16 across South London and the surrounding boroughs:
A straightforward bathroom refit is usually one to two weeks on site. Wet rooms and rooms where the layout is changing take longer, because the waterproofing and any new waste runs have to be done properly and given time to cure.
Yes, always, in any wet area. Tiles and grout are not a waterproof layer. Tanking behind them is what protects the structure, and we will not skip it to save a day.
Often, but it depends on the floor construction and whether there is a route for the drainage with enough fall. We will tell you honestly at the survey whether it is achievable, and suggest a low-profile tray as an alternative if it is not.
We work from Streatham SW16 across Brixton, Tooting, Balham, Clapham, Norbury, Mitcham, Croydon and the wider South London area.
We handle the full range of building work in-house. If your project spans more than one of these, it is still one team and one quote.
